What's Included in our Price
New Hampshire Modular Homes provides you with the opportunity to build instant equity and save money by doing much of the work yourself or hiring professionals required to finish your new home. Being the project manager, also known as the general contractor, means that you are in charge of your own project (and that's a good thing!). If you want to save serious money and don't mind organizing subcontractors, planning schedules and making phone calls to follow up, then this is a job for you. Below is a list of activities needed to complete your new home. The checkmarks sections indicate who is responsible for each activity.
Work to be Performed by Dealer

Customizing Your Plan
We will provide you with professionally drawn architectural plans for your building permit and construction loan. Click here for more information about customizing your plan.
Construction Financing
We can refer you to banks that specialize in modular construction loans with the homeowner acting as the general contractor. We provide the plans, specifications, and documentation necessary to process your loan. Click here for more information about construction financing.
Site Inspection
We will inspect your lot to be sure that a modular home can be delivered to your site and set on your foundation.
Delivery of Home to Your Site
Our price includes transportation of modules to your site*. We will schedule the delivery of your home and will be on site when your house is delivered. We will confirm that all ship-loose materials to finish the home are included in the shipment. *Additional charges may apply depending upon the condition of your site.
Set of Home
Our experienced crew will "set" your home on your foundation.
The set includes:
- Crane and crew provided by dealer
- Placing modules on your foundation
- Bolting modules together
- Assembling and shingling roof
- Installing Lally columns in basement (Lally columns provided by homeowner)
- Complete vinyl siding installation of modular home only. Additional siding for walk-outs, etc. is not included in our price.
- Note: Additional siding and installation may be arranged by homeonwer with siding crew at homeonwer's expense.
On-Going Advice
We will be available to you at no additional cost for advice and information during the modular construction process.
What's NOT Included in our Price
Site Engineering
Septic system designer will dig test pits, design the septic plan, and submit the plans to the State for approval.
Building Permits
Obtain building permit from your town. We will provide plans and specifications required by your town.
Excavation
Excavator will excavate foundation and create driveway; install septic system, grade disturbed areas, and spread loam.
Foundation
Concrete contractor will set form, pour footings and walls, and pour basement floor.
Foundation Coating
Foundation coating company will coat basement walls to seal before backfilling foundation.
Well
Well company will drill well, install pump and pressure tank and bring water line into basement.
Plumbing/Heating Hookups
Plumber will hookup gas or oil fired boiler (provided by your plumber), hookup all plumbing and heating lines.
Electrical Hookup
Electrician will install 200-amp panel (shipped with house) and hookup electrical system to service.
Interior Button-Up
Carpenter (or homeowner) will install interior doors on "marriage wall", build basement stairs, touch-up drywall and complete other work as needed.
Decks/Porches
Carpenter (or homeowner) will build decks and/or porches (material and labor provided by homeowner).
Landscaping
Install walks, plant grass and shrubbery (material and labor provided by homeowner).
